Having been a principal in the creation and operation of the publicly traded Dutch retail real estate fund, DIM Vastgoed, N V (Euronext Amsterdam Exchange) from 1996 through its sale in April 2010 – peak market cap of ~$135MM with a total asset value in excess of $500MM, the formation and management of 18 Dutch partnerships (“Maatschaps”) from 1992 – 2000, as well as a host of other institutional and family office initiatives throughout his extensive year career based in South Florida starting in 1983 and ultimate national expansion, A.J. Belt (“Belt”) is well versed and deeply experienced in the complete commercial real estate spectrum (retail, office, hospitality, residential, MOB and industrial). Belt is not only involved in the acquisition and development process but is charged with spearheading capital stack procurement due to his extensive experience within the capital markets, his development, acquisition and financial structuring capabilities, along with asset & property management pedigree. 

 

During the capital market disruption starting in late 2008 and lasting until 2012, Belt implemented a strategy to help commercial banks mitigate their regulatory ordeal caused by the real estate collapse during this time and provided a workout solution for banks’ “classified assets” and consequential balance sheet restoration.

 

Starting in 2012, Belt expanded his international reach into South Korea when charged with the mandate to grow a U.S. based commercial retail portfolio for the large S. Korean insurance company (Dongbu Insurance), which reached a maximum asset value of ~$165MM.  Belt oversaw acquisition, finance coordination and property management of the portfolio.

 

For the last ~10 years, Belt has focused heavily on the ground-up development of hospitality, retail and entertainment asset classes; yet, the bulk of recent business is centered on the value-add realm predominately in the hospitality space with the renovation, conversion and reimagining of underperforming hotel assets, which aligns with TETRABILT’s vertically integrated structure and its development & construction, FF&E procurement and operational management service lines.

 

Having started his commercial real estate career in 1983 in the office and industrial market and later expanding into the retail, hospitality, and residential classes, Belt’s deep and broad experience is the foundational strength of his and TETRABILT’s primary mission...Client advocacy with a primary focus on asset protection, yet with the goal of value enhancement though effective and strategic operational management resulting in targeted risk adjusted returns.
